How much is the deposit?

Our deposits are capped at a maximum 5 weeks rent. If you are renting a room in a shared house the deposit is 3 weeks rent up to a maximum of Β£300.

Do you accept the council bond scheme?

Yes in some cases the landlord will accept the council bond scheme. Please enquire with one of the team.

What is Credit Ladder?

Credit Ladder adds rental payment history onto a tenants credit file to build up their credit history. It’s free but premium services are also available.

What is Tenant Shop?

Tenant Shop notify utility suppliers of readings during the change of a tenancy. They also offer a comparison to help you switch energy provider to find the best deal.

What happens when I apply and pay a holding fee?

If you are interested in renting one of our properties, you will be expected to pay a holding deposit equivalent to 1 week’s rent. Once this amount has been paid and references provided, we will stop booking further viewings.

In the event of the parties proceeding with the tenancy, we will refund the holding deposit to you. This will usually be by way of making an equivalent deduction from the move in monies required from you before check in.

If the Landlord decides not to rent the Property or an agreement is not reached before the Deadline for Agreement (provided you are not at fault), we will refund the holding deposit to you in full. Unless agreed in writing, the Deadline for Agreement will be 15 days after the holding deposit has been received by us.

If you provide false or misleading information which reasonably affects the Landlord’s decision to let the Property to you, or if you fail a right to rent check, or if you withdraw from the proposed agreement, or if you fail to take all reasonable steps to enter an agreement when the Landlord has done so, we will retain your holding deposit. In the event that we intend to retain your holding deposit, we will set out in writing the reason for this within 7 days of either deciding not to enter the tenancy agreement or the Deadline for Agreement.

What do I need to pay to move in?

Before moving into a property you will need to pay your first months rent plus the deposit (usually equivalent to 5 weeks rent). On some instances the deposit may be waived if you provide a suitable guarantor. If you have paid a holding deposit when applying for a property this will be credited to your first months rent and only the balance will be remaining. Payment of your move in monies is usually required at least 1 week before you are due to move.

Are you registered with an ombudsman?

Yes, through our membership with UKALA we are covered by The Property Redress Scheme should there be any complaints that require escalating.

Do you hold client money protection?

Yes, through our membership with UKALA, all rent and deposits are protected by Client Money Protect in case anything were to happen to it. You can download a copy of our latest client money certificate here.

Will I need a guarantor?

If you are on a low income, receive benefits or have poor credit history then you will more than likely require a guarantor. A suitable guarantor is a homeowner in the UK with a salary over 3 x the annual rent.

Do you accept pets?

Yes, well behaved pets are welcome in most of our properties. Check each listing to see if pets are permitted/excluded and whether there is any additional rent to be paid. If you have a pet, you will have to sign our pet agreement and we’ll pay a visit to your current home to meet your pet and ensure the property is well looked after.

I love a property, can I reserve it?

No, unlike most agents you cannot reserve a property but you can submit an application which will then lockout any further viewings. If we receive more than one application we will reference and check all applications then with the landlord decide who would be most suitable. We aim to get the right fit for you and the property and think this is the fairest way.

How much notice do I need to give to end my tenancy?

To end your tenancy you must give a minimum of one months notice which starts from your next rent payment date.
