What is Credit Ladder?

Credit Ladder adds rental payment history onto a tenants credit file to build up their credit history. It’s free but premium services are also available.

When do I get paid?

Payments are made to you within 1-2 days of rent being paid to us so there are no long delays. You will get a full statement showing the amounts paid and any deductions.

Do you have a maintenance team?

Yes we have a range of local, reliable trades people to handle any maintenance issue that may arise. We are always happy to use your preferred contacts too.

How do you reference tenants?

We carry out a credit check, conduct a previous landlord reference, verify thier income and request 3 months bank statements. Using this information we can determine whether they have the ability to pay and whether they are responsible as a tenant.

Do we have to take the first applicants?

No, you are not obliged to accept any application put forward.

How do you find the right tenant?

Unlike most agencies we accept multiple applications rather than the first application. This is so working tenants get a fair chance to apply and to hopefully give you a choice of tenants. Once an application is in, we won’t then conduct any further viewings (though will still collect interested names and those booked in to view can still apply) until you have made a decision on the application.

Will my property be on Rightmove?

Yes, we are members of Rightmove though it’s not what it once was. You’ll have an eye catching listing with high quality photos and complete description. As well as Rightmove, your property will be marketed on On The Market, social media, to local businesses and through our database.

Do you handle the utility transfers?

Yes, when a tenant moves out and the new tenant moves in, we will notify water, council tax, gas and electricity providers of the new bill payer and provide the necessary readings. Other services like phone/broadband are arranged by the tenant themselves. Also any debt that a tenant may accrue stays with the tenant and not the property or the landlord.

Are you registered with an ombudsman?

Yes, through our membership with UKALA we are covered by The Property Redress Scheme should there be any complaints that require escalating.

Do you hold client money protection?

Yes, through our membership with UKALA, all rent and deposits are protected by Client Money Protect in case anything were to happen to it. You can download a copy of our latest client money certificate here.

Do you help overseas landlords?

Yes we have a number of landlords based overseas. We can assist with getting you onto the Non Resident Landlord Scheme to make sure all your rent is paid without tax deducted. Our regular updates ensure you are kept informed of how the property is being looked after.

Do you just provide a Let Only or Managed service?

No, we can be flexible with our service and can work around your needs. Just let us know how we can work with you and we’ll draw up a package that works for us all.

Do you provide photos following your inspections?

Yes, during our regular inspections we take photos which come through to you as a PDF where you can see how your property it being kept.
