Tenant Check-Out Guide: Deposit Protection & Wear and Tear Insights

Moving out of a rental property can feel overwhelming, but with a bit of planning and attention to detail, you can leave on a high note – and get your deposit back in full. Whether you’re a first-time renter or a seasoned tenant, these practical tips will help you check out smoothly and avoid unnecessary deductions.

    Before You Move: Deposit-Saving Tips

    • Review Your Tenancy Agreement
Look for any specific requirements around cleaning, maintenance, or professional services before you leave.
    • Give Proper Notice
Make sure you’ve given the correct notice period in writing – for example, by email – and confirmed your move-out date with your landlord or letting agent.
    • Use Your Inventory Report as a Guide
Refer to your original photographic inventory report to check the property’s condition at move-in. It’s a useful reference for cleaning standards and identifying any changes or damage.
    • Deep Clean Thoroughly
Clean every room from top to bottom, including inside appliances, cupboards, skirting boards, and windows. If you have a garden or outdoor space, tidy that too.
    • Fix Minor Issues
Replace any missing light bulbs, and tighten loose screws. These quick fixes can make a big difference.
    • Dispose of Rubbish Properly
Don’t leave bin bags, old furniture, or unwanted items behind – this often leads to cleaning or removal charges.
    • Return All Keys
Include all sets – front door, back door, windows, garage, and any spares. Missing keys can result in lock replacement fees.

Wear and Tear vs. Damage: What’s the Difference?

Landlords expect some natural wear over time. But knowing what’s considered fair wear and tear – and what’s not – can help you avoid unfair deductions.

    Fair Wear & TearTenant-Caused Damage
Faded paint from sunlight Scribbles, stains, or holes in walls
Light carpet flattening in high-traffic areasBurn marks, pet damage, or heavy staining
Loose door handles from regular useBroken handles due to force or misuse
Minor scuffs on flooringDeep scratches or gouges from dragging furniture
Worn curtains from ageTorn or missing curtains

Tip: The longer you’ve lived in a property, the more wear is expected. Age, quality, and duration of tenancy all factor into what’s considered reasonable.

    Final Thoughts

Your deposit is your money – don’t let it slip away due to avoidable oversights. By cleaning thoroughly, making small repairs, and understanding your responsibilities, you’ll leave your rental on good terms and with your deposit safely returned.

If anything’s unclear, don’t hesitate to ask your letting agent. A quick conversation can prevent misunderstandings and make the check-out process much smoother.

Renting Made Easier: Buttercross Estates Partners with Reposit

At Buttercross Estates, we know that moving into a new home should be exciting – not stressful. Yet for many tenants, the upfront cost of a traditional deposit can feel like a major hurdle. That’s why we’ve partnered with Reposit, a smarter alternative designed to make renting more affordable and fair.

    Why Reposit?

Instead of paying a large cash deposit, tenants pay a small one-off fee equal to just a week’s rent (with a minimum of £150). That means hundreds of pounds saved at the start of your tenancy – money you can put towards furnishing your home, settling in, or simply enjoying life.

For example, on a property with monthly rent of £1,000, a traditional deposit would be £1,153.80. With Reposit, the upfront fee is just £230.76 – leaving you with more than £900 in savings.

    Fair and Flexible

At the end of your tenancy, you don’t have to wait weeks for your deposit to be returned. Instead, you only pay for any genuine costs that arise, such as cleaning or repairs. If there are no charges, you walk away without hassle.

Already paid a deposit? You may be able to switch to Reposit and reclaim your cash – ask us about the Reposit Switch option.

    Simple Steps to Get Started

    • Choose Reposit when you sign your tenancy agreement.
    • Sign up online and pay your fee.
    • Move in and enjoy deposit-free living.
    • Check out at the end of your tenancy, settling any costs directly if needed.

    Renting Together?

If you’re moving in as a group, the Reposit fee is shared between all tenants, making it even more affordable.

    What to Know

The initial fee is non-refundable, and just like with a traditional deposit, tenants remain responsible for any outstanding costs at the end of the tenancy. Disputes are handled through Reposit’s platform, with a fair process in place to protect both tenants and landlords.

On Friday 20th March 2026, the Big Newark Sleep Out returns to the YMCA Village in Newark – and you’re invited to be part of something powerful. For one night only, swap your bed for a sleeping bag under the stars and help raise vital funds to support young people facing homelessness in our community.

Facing cold nights, unpredictable weather, and not always knowing where your next meal will come from – these are everyday realities for many. Through events like the Big Newark Sleep Out, we can come together and make a difference.

    How You Can Help
Whether you’re sleeping out, sponsoring a friend, or simply spreading the word, your support matters. Every contribution – big or small – helps change lives.

Sign up or sponsor a sleeper here: https://the-big-newark-sleepout-2026.raiselysite.com/

We can’t promise clear skies, but we can promise a night of connection, compassion, and community spirit. Let’s stand together – and sleep out – so others don’t have to.

Proceeds will be shared between Newark Emmaus Trust & YMCA Newark and Sherwood.

Boiler Not Working? A Simple Troubleshooting Guide

At Buttercross Estates, we know how frustrating it can be when your boiler stops working – especially during colder months. Here are a few simple checks you can try before getting a gas engineer out. These steps can often resolve minor issues quickly and safely.

    1. Check for Any Error Codes and Refer to Your Instruction Manual

    • Look at your boiler’s display panel for any flashing lights, numbers, or letters – these are error codes that can help identify the issue.
    • Refer to your boiler’s instruction manual to understand what the code means. Some issues may be resolved with a simple reset or adjustment.
    • If you don’t have the manual, search online using your boiler’s make and model – most manufacturers offer downloadable guides.

    2. Check the Power Supply

    • Is the boiler display completely blank? It might not be receiving power.
    • Try switching the boiler off and on at the wall.
    • Check your fuse box for any tripped switches – especially the one labelled “boiler” or “heating.”

    3. Reset the Boiler

    • Most modern boilers have a reset button. If you see an error code or flashing light, press and hold the reset button for 5-10 seconds.
    • Wait a few minutes to see if the boiler restarts.
    • If the boiler keeps needing resets or shows repeated error codes, this could indicate a deeper issue.

    4. Check the Pressure Gauge

    • Your boiler’s pressure should sit between 1 and 1.5 bar when cold.
    • If it’s below 1, it may need repressurising. Some people feel confident doing this using the filling loop – but if you’re unsure, please contact a gas engineer.

    5. Is the Thermostat Set Correctly?

    • Make sure your thermostat is turned up and set to “heat.”
    • If you use a wireless thermostat, check the batteries – low battery power can prevent it from communicating with the boiler.

    6. Check the Timer or Programmer

    • Has the clock changed due to daylight saving time?
    • Make sure your heating schedule is active and hasn’t been accidentally switched off.

    7. Frozen Condensate Pipe (In Cold Weather)

    • If it’s freezing outside, the white plastic pipe leading from your boiler to the outside wall may be frozen.
    • You can try gently pouring warm (not boiling) water over the pipe to thaw it.

    8. Radiators Not Heating Up?

    • Try bleeding the radiators if they’re cold at the top but warm at the bottom.
    • Use a radiator key and a cloth to catch any drips – turn the key slowly until you hear a hiss, then close it once water starts to come out.

    Still Not Working?

If you’ve tried these steps and your boiler still isn’t working, call a local gas engineer and provide as much information as you can so they can be prepared.
